What Sets Me Apart

Aerial photography and video. My office is on the cutting edge of aerial photos and video via use of our own "drone." Aerial photos are often used like the one to the right to show everything the property has- including a pool and pole barn. And privacy. Other aerial shots are used to get attractive angles I can't get from the ground.

Video accounts for about 78% of all U.S. Internet traffic. I take pride in my listing videos. I've watched a lot of competitor video and learned a lot about what not to do. Droning on from room to room- here's the foyer- to the left is the kitchen.... Or funeral music. Bad funeral music. Thumbnail teaser of a pink and white bathroom or an entertainment center. I watched a lot of video of listings that were great, too. I think (without prejudice) I make pretty good videos and they are improving all the time. For that reason you may see 3 or 4 videos of the same house or area attraction.

Intelligent Market Analysis- and I stress the word intelligent. I pull the full listings from the MLS and print the relevant ones. I arrange the data in an Excel spread sheet pointing out the similarities and differences and make adjustments to compensate. My finished product will give you an estimate of what I think your house will appraise for and what I think it will sell for. What I don't do is a broad MLS search based on a broad search criteria (or a very narrow one) and feed those MLS numbers into a "CMA" program that averages sales prices and/or averages price per sq. ft. That's no different than a "Zestimate" and about as accurate. And an indicator about how that particular Realtor will represent you and your house in the marketing and sales process.

Quality photos of the interior of the house, exterior and aerial photos, as well as video are used to display your house in its most attractive light, in an honest manner. Video is about movement, lifestyle, vitality. It's gracefully exploring both space and details. Our aim is not to document but to capture the flavor of the property. The essence of its character. We tell a straight story as elegantly as possible and let the property speak for itself.

Home Stager Services Available- Many houses would benefit from the services of a home stager. In some instances it will help a house sell for more money. More often I believe it will help a home sell more quickly. If you are living in the house, you need to decide if you can "live" in a staged house. If you are in the enviable position to have bought your next house and have already moved out, the services would probably help you immensely. This is something we can discuss at our first meeting.
